Rental conditions

- Children must be supervised by an adult at all times when using jacuzzi, pool or sauna and when circulating on upper mezzanine;

- Children are welcome;

- Organising events in the property without prior approval is not allowed;

- No safety fence around the pool;
- Pool has no lifeguard;
- Smoking is not allowed inside the house;
- The house is to be left in the same condition as it was found when checking in, otherwise additional fees may be charged to the client;
- Language spoken by staff : English - Portuguese;
- Check-in : 13:00 h - Check out : 12:00 h
- Amount of security deposit : 50% Of rental amount
- Security deposit must be paid in the form of : Credit card pre-authorization (amount is not debited from your card

Reservation conditions

- Guarantee deposit charged by Otiima house upon reservation : 50 %
- Advance payments can be made with the following payment method : Visa - Mastercard - Bank transfer;
- On site payment can be made with the following payment method : Cash;
- The reservation price does not include optional incidentals or on-request items which will be added to your final bill.

Cancellation policy and cancellation fees

- Any booking modification or cancellation must be sent to us by email;
- Cancellation policy is applied according to Otiima house local time;
- If cancellation occurs more than 45 Days before booking date: 100% of total amount of reservation is refundable;
- If cancellation occurs less than 45 Days before booking date : 100 % of total amount of reservation is due to Otiima house;
- If no show: 100 % of total amount of reservation is due to Otiima house.
